Greek Golden Visa Program - Permanent Residence Permit
Amendments in Greek legislation, which came into effect as of September 1st, 2024,
mainly regarding the minimum amount of realty investment to secure a five-year residence permit:

to € 800000 for all Attica regions now (including Piraeus, Athens, Southern suburbs of Athens) and also the regions of Mykonos, Santorini, Thessaloniki, Central Macedonia, South Aegean and islands with over 3100 inhabitants

and a required condition of a minimum surface area of the property of 120 sq.m.

Restrictions on Property use
• Investors may lease the acquired properties, but short-term rentals (e.g., through platforms like Airbnb) are prohibited.
• If the property is converted into a residence, it cannot be used as a business headquarters or branch.
Non-compliance with these restrictions may result in the revocation of the residence permit and a fine of €50.000.
Greek Citizenship
Main investor must live in Greece for at least 7 years before being eligible to apply for citizenship.
